Hearing: The property is located within the Cypress Park Industrial Subdivision. It consists of many large businesses consisting of wholesale distribution and office centers. The applicant wants to build a large warehouse and office building on-site. Initially, the parking requirements were calculated at 496 spaces. However, prior to the public hearing, staff discussion with the applicant revealed that the calculations were somewhat off, but in favor of the applicant. As a result, the minimum requirement was thusly reduced from 496 to 472 spaces. The applicant stated they developed the site to the south with a similar use which had been granted a similar parking variance. Based on the parking history of that site and their employee parking needs based on a worst-case scenario, the applicant showed the BZA that no more than 200 spaces would be needed during any one work day. Staff indicated this was a minimal variance, being less than 7 percent of the requirement. Further, staff's review of the adjacent properties with similar uses show less than 60 percent of the parking lots being filled during the work day. There was no public opposition to this request, and staff recommended approval.
