Request: Variance in the R-1 zoning district as follows: 1) To allow an existing residence to remain with a north front setback of 20.9 ft. in lieu of 25 ft. 2) To allow a 1,225 sq. ft. addition with a north front setback of 20.9 ft. in lieu of 25 ft.

Decision: Approved

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval of Variance #1 and denial of Variance #2. Staff noted that eight (8) comments were received in support and no comments were received in opposition. The applicant stated that the porch is already there and they are asking for an addition that will line up with the current porch. The owner stated that this is the best plan that works with the existing house, and to redesign would cause a considerable cost. A neighbor spoke in favor of the request, stating that they are in favor of the addition as designed. The BZA confirmed that the proposed setback is no greater than the existing house. The BZA recommended approval of the variances by a 7-0 vote, subject to the four (4) conditions in the staff report.
