Request: Variances in R-1 (single family-5,000 sq. ft. lots) zone as follows: 1. Erect swimming pool and screened enclosure within 25 ft. setback area adjacent to front yard on the south at 7231 Belasco Avenue; 2. Allow shed to remain 7 ft. from side street lot line (Belasco Avenue) in lieu of 15 ft.

Decision: Approved

Hearing: The purpose of Variance #1 is to ensure aesthetic symmetry of construction along the front yards of homes lining the streets. In this case however, there is no existing symmetry. This is a small neighborhood of lots with varying sizes and varying frontage locations. The applicant's rear yard abuts Belasco Avenue, and the abutting property owner's legal front abuts that rear yard. However, the neighbor uses that yard as a side yard. Further, there is fencing down the sides of both yards. The BZA saw this as a unique situation that would have no impact on the adjacent property owner. There was no opposition.
