Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for denial. Staff noted that ten (10) comments were received in support and no comments were received in opposition. The applicant stated that he received verbal approval from the HOA, but they require approval from Orange County before they issue final written approval. The BZA inquired as to why the addition was proposed to have a solid roof rather than screen, and asked if the openings will be screened. The applicant stated that they wanted the roof to allow for use in the summer, and that they were exploring the possibility of using manual or auto screens. The BZA noted the number of neighbors in support and that the property backs up to open space. There was no one in attendance to speak in favor or in opposition to the request. The BZA unanimously recommended approval of the variance, subject to the four (4) conditions in the staff report.
