Request: For Variance in R-1AC zone to erect addition (screen room) to single family residence 8 ft. from rear (south) property line in lieu of 15 ft.

Hearing: Applicant owns a 60'x 100' lot in the Sanctuary subdivision. The applicant proposes a 150 square foot aluminum roof screen room addition. The screen room will be eight (8) feet from the rear property line, in lieu of the required fifteen (15) feet. Staff reminded the Board that such variances were typically limited to lots that backed-up to retention and or greenbelts, wherein no immediate neighbors would be affected. This lot did not meet this condition. The Board concluded that such additions are normal and customary, and that as long as the applicant could get the homeowner's association to agree to the screen room, the variance would be approved. There was no opposition.
