Request: Variance in R-2 (residential-I-4 unit structures) zone to create lot with substandard lot width (42.4 ft. in lieu of 45 ft.) for the construction of a single family residence. (NOTE: Existing single family residence at rear will remain on separate lot).

Decision: Approved

Hearing: "The property is located in an area with mixed zoning (R-2 and R-3) with single family residences on lots ranging from 50 ft. to 100 ft. Many of the homes were built decades ago. The BCC amended the Zoning Codes in the late 1990's to allow smaller lots (45 feet in lot width) to accommodate single family residential development in the R-2 zone. The applicant wants to ""split"" his 62-foot wide lot into a ""flag"" lot. The lot is deep. There is one house located at the rear of the property that can't be seen from the road. A second house would be built at the front of the property under the proposed split; as a result, that new lot will be 2.4 feet short of meeting the lot width requirement. There were four commentaries in favor, and four in opposition. There was no opposition present at the public hearing. BZA felt the Variance amount was nominal. Further, there would be no noticeable impact because only one house would be viewed from the roadfront."
