Request: Variances in the A-2 zoning district for a mobile home as a detached Accessory Dwelling Unit (ADU) as follows: 1) To allow a minimum lot area of 1.79 acres in lieu of 2 acres. 2) To allow a living area of 1,213 sq. ft. in lieu of 1,000 sq. ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval of the Variances. Staff noted that two (2) comments were received in favor of the request, and no comments were received in opposition to the request. The applicant discussed the size of the property, the need for the request, the history of the development of the property and neighborhood. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the request determining the property is screened by existing landscaping and day care. Additionally, the mobile home will not be intrusive due to the distance from Narcoossee Road and the replacement of the existing mobile home is an improvement to the property. The BZA unanimously recommended approval of the Variances by a 5-0 vote, with one absent and one seat vacant (D5), subject to the four (4) conditions in the staff report
