Hearing: The applicant proposes to use an existing residence as a detached accessory dwelling unit (ADU) and a variance to allow ADU of 1,671 square feet in lieu of 1,000 square feet. The applicant informed the BZA of his parent's health issues and the need to have them reside nearby. The parents would reside in the ADU and the applicant would construct a home for himself on the same lot. Staff noted the property is located at the end of a private road and the structure is not visible from the main road that is used to access the site. Staff received 4 commentaries in favor and none in opposition.

The BZA concluded the request met the special exception criteria and recommended approval subject to conditions imposed by staff. There was no opposition at the hearing.
