Request: Variance in the P-D zoning district to allow the construction of a new single family residence on a lot with a minimum width of 73 ft. in lieu on 90 ft.

Decision: Approved

Hearing: The applicant is proposing a new single family home on a vacant lakefront lot. Zoning requires the front façade of the house to be at or behind where the lot meets the minimum lot width, which is 90 ft. in this development. Staff presented the site plan, floor plan, and elevations. Staff stated the variance was the minimal possible variance, only the garage encroached on the 90 ft. line, and the house would be located over 80 ft. back from the front property line. Therefore, staff recommended approval of the variance as it met the criteria. The applicant agreed with staff's presentation and was available for any questions. No one spoke in favor or in opposition of the request. Staff did not receive any correspondence regarding this case. The BZA felt the request was reasonable and approved the variance.
