Request: Variances in the R-T-1 zoning district to allow a new manufactured home as follows: 1) To allow a front setback of 23 ft. in lieu of 25 ft. 2) To allow a rear setback of 20 ft. in lieu of 25 ft.

Hearing: The applicant is proposing to construct a new mobile home on an existing lot. The front corner of the house encroaches on the setback and the back of the house encroaches 5 ft. into the rear setback. If the property were platted before 1997, no variances would be required as the setback would be 20 ft. Staff explained that variance was merited due to the shape of the lot and the existing trees on site. The applicant agreed with staff's presentation and no one spoke in favor or in opposition of the project. The BZA agreed the request was reasonable and approved the request.
