Request: Variance in P-D zone to erect addition (screened room) 6 ft. from rear (south) property line in lieu of 15 ft.

Decision: Approved

Hearing: The property is located within the Sutton Ridge subdivision. A number of variances have been approved for rear yard additions in this subdivision. Several of them have been approved along the retention pond. The applicant's request is consistent with those previous approvals. A commentary was received from the vice president of the homeowner's association stating the applicant has not obtained approval from them for the proposed construction. The applicant stated she had in fact submitted the proposal to the association and was awaiting a response from them. The BZA told the applicant that the variance decision was a separate requirement, but advised of the importance for receiving the separate approval from the homeowner's association. Several commentaries from the applicant's neighbors were received in favor of the request. There was no other opposition.
