Request: Variances in P-D zone as follows: 1) Construct a detached accessory building (garage and pool bath) 22 ft. in height in lieu of 15 ft.; 2) Allow 1,110 sq. ft. in floor area in lieu of 1,000 sq. ft.; 3) Allow 1,735 cumulative sq. footage in lieu of 1,000 sq. ft.

Hearing: The applicants want to construct a detached garage/pool bathhouse that will be 22 ft. in height and 1,110 sq. ft. in floor area. A variance is also requested for cumulative square footage of 1,735 sq. ft., which includes the existing 625 sq. ft. shed and proposed structure. The BZA questioned the applicant of whether the existing shed would remain after completion of the project and for what purpose. The applicant stated that the shed would be removed, therefore, eliminating variance #3 for cumulative square footage of accessory structures. The BZA approved the request due to the size of the property and location of the proposed structure and included three additional conditions of approval addressing existing shed removal, cumulative square footage of accessory buildings, and kitchen facilities.
