Request: Variance in the R-1 zoning district to allow a conversion from an screen room to a sunroom with a west side street setback of 10 ft. in lieu of 15 ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that it received three (3) commentary in favor of the application, and no commentary in opposition to the application. The applicant described that the rationale for extending the proposed sunroom perpendicular will be in line with the original location of the existing screen room. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the proposal and noted the non-conforming side street encroachment has been in existence since 1956 and the proposed request will improve the property and the surrounding neighborhood. The BZA unanimously recommended approval of the variances by a 5-0 vote, with one absent and one seat vacant, subject to the five (5) conditions in the staff report.
