Hearing: The Staff Report and Recommendation is located on Pages_____ This case came before the Board last month for consideration of a Special Exception in an A-1 zone to construct a detached accessory dwelling unit in front of primary dwelling unit in lieu of the side or rear yards. Two (2) neighbors appeared at the last hearing in opposition due to the proposed location. After a lengthy discussion between the Board, applicant, and opposed parties, the Board opted to continue this case to provide the applicant and opposed time to resolve the concerns discussed. On June 27, 2003, Staff met with both parties to discuss their final agreement. The neighbors have no opposition to the request for an accessory dwelling unit but have requested that the structure be relocated to the east side of the property and maintain a setback of 150 ft. from the front property line (South) and 40 ft. from the side property line (East). The applicant agreed and submitted a revised site plan depicting the new location and setbacks. In addition, the applicant has also submitted revised elevation plans.
