Summary of the decision
VA-17-01-180 — DARREN ENGLE
Request: Variances in the R-1A zoning district as follows: 1) Total accessory structure floor area of 720 sq. ft. in lieu of 529 sq. ft. (25% of total living area); and, 2) Locate two accessory structures in front of principal structure in lieu of along side or behind. (Note: The subject property is a lakefront lot. There is an existing 96 sq. ft. (8 ft. x 12 ft.) shed located in front of the home on the southerly side of the property. The applicant is proposing to construct a new 624 sq. ft. (26 ft. x 24 ft.) garage.)
Decision: Approved
Hearing: The applicant proposes a 624 sq. ft. accessory building in the front yard. When combining the existing accessory building with the new accessory building the total equals 720 sq. ft. Both accessory buildings are located in the front yard. Staff advised the BZA that it is common for lakefront property owners to place accessory buildings in the front yard. Staff supports this request. The applicant advised the BZA that he too resides on Lake Georgia and many homeowners have their accessory buildings in the front yard. The BZA concluded this request was consistent with the other parcels on Lake Georgia. There was no opposition to this request.
