Request: Variances in the R-1A zoning district to construct a single-family residence as follows: Variances in the R-1A zoning district to construct a single-family residence as follows: 1) To allow a lot width of 50 ft. in lieu of 75 ft. 2) To allow a lot area of 6,748 sq. ft. in lieu of 7,500 sq. ft. 3) To allow a new residence with an east side setback of 6 ft. in lieu of 7.5 ft. 4) To allow a new residence with a west side setback of 6 ft. in lieu of 7.5 ft.

Decision: Approved

Hearing: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation of approval of variances 1 & 2, and denial of variances 3 & 4. The applicant noted that they had just constructed a similar house directly across the street, but it had not required variances as it is a different zoning district. They are proposing the same footprint and septic plan. The BZA discussed the request, and the substandard lot's creation. The BZA recommended approval of the Variances by a 5-0 vote, with one seat vacant, subject to the five (5) conditions found in the staff report.
