Summary of the decision

VA-21-03-141 — Kaley Square Community Center (Ereaka Cleveland-Creative Signs)

Request: Variance in the R-2 zoning district to allow a six ft. high, 22.27 sq. ft. ground sign with a north front setback of zero ft. in lieu of 10 ft.

Decision: Approved

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site and sign. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for denial. Staff noted that no comments were received in support and none in opposition. The applicant stated that they had used an older site plan that showed 17 feet of space, but when they had the property re-surveyed, the property line and sidewalk were further back. The applicant further stated that the sign cannot be relocated to the open space to the west due to water lines, the septic tank and pumps and tree cover that will limit visibility. The applicant also stated that the footer and electricity had been inspected. The BZA confirmed that the sign was not blocking traffic visibility and noted that they encourage landscaping, and that signage is limited by code. The director of the Kaley Square Community Center spoke in favor of the request. The BZA recommended approval of the variance by a 6-0 vote, subject to the four (4) conditions in the staff report.
