Decision: Partial Approval

Hearing: The applicant wants to create 3 homesites. Each site will be 78 feet wide. The code requirements are 130 feet of lot width and 1 acre in lot size.

The applicant informed the applicant that the lots to the immediate east were comparable to his proposed lots. He advised the BZA he felt the request met the zoning variance criteria.

Staff informed the BZA the average lot width in the area was 100 feet. Approval of the request would create lots that were less conforming than the lots in the area. Approval of this request could set a precedent for other developers to create similar sized lots. In summary, staff felt granting 2 homesites was a reasonable use of the land.

The property owner to the west agreed with staff. She felt the proposed lot sizes were not compatible with the existing lots in the area.

The BZA felt the request was economic-driven. They felt 2 lots was a reasonable use of the land.
