Request: In R-1AA zone (single family-10,000 sq. ft. lots) to construct two-story accessory building with the following Variances: 1. In front of principle residence in lieu of rear; 2. 1575 sq. ft. in size in lieu of 500 sq. ft.; 3. 23.5 ft. in height in lieu of 15 ft. 4. Allow covered walkway between house and accessory building in excess of 15 ft. in length.

Hearing: The property is located in a small bedroom neighborhood off of Conway Gardens Road. The parcel is an odd-shaped lot that is very narrow with a small building window near the lake side. The subject parcel and the other parcels are all heavily wooded with mature oak trees. The applicants designed the house in a manner necessary to preserve a large mature oak tree and its expansive root system within the building window. This resulted in "splitting" of the project into the main house and the accessory building, joined by a covered passageway. The ground level of the accessory building is a garage and storage area, and the upstairs is a heated/air conditioned room for family use. It will not include any kitchen facilities. Approximately one dozen letters/commentaries were received in favor. There was no opposition.
