Hearing: The applicant wants to construct a 1280 sq. ft. block home. Due to the existence of a utility easement to the north, the proposed home needs a side yard variance. The applicant is requesting variances from the side, front and rear yard setbacks. The neighbor to the south spoke in opposition. He had concerns about privacy. The BZA concluded there was a hardship on the land but had concerns about the front yard variance. They required the applicant to move the proposed house further west to allow for a 31 foot front yard setback. That would result in a 43.36 foot rear yard setback. The BZA concluded this was a fair compromise.
