Request: "Variance in R-CE zone to erect a single family residence on a substandard lot as follows: 1. lot width of 50 ft. in lieu of 130 ft.; 2. minimum lot area of 6,000 sq. ft. in lieu of one acre."

Decision: Denied

Hearing: "The property is in the Orange Center subdivision. The applicant wants to construct a home on two (2) combined lots (50 feet wide). Staff informed the BZA that no variances have been granted on 50 foot wide lots. Approximately 13 variances were granted on 100 foot wide lots or greater. In addition, the BCC recently amended the Future Land Use Map for this area and this area is now designated for Office use. Staff informed the BZA that if this request was approved it would set a precedent for other similar approvals. This in turn would be contrary to the goals and objectives of the Office designation for this area. The BZA informed the applicant if he could combine these two (2) lots with the four (4) lots he owns to the immediate south and apply for an accessory dwelling unit for his mother. Staff advised the BZA it was an option but that request would require three (3) separate variances in addition to a Special Exception. The BZA made it clear that amending the application would not guarantee approval. The district BZA member felt the request was in direct conflict with the future plans in the area. Staff received one (1) commentary in favor and ten (10) in opposition. There was no opposition at the hearing."
