Request: Variances in I-4 (industrial) zone to construct 480 ft. lattice communication tower (which replaces a 500 ft. guyed tower destroyed due to industrial accident) within 1,500 ft. of residential properties to the north, east and west.

Decision: Approved

Hearing: The Staff Report and Recommendation is located on Pages_____. Prior to the public hearing, the applicant conducted door-to-door interviews with and sent out letters to all the residential property owners located within the 1,500 foot tower-to-residential separation requirement. The purpose was to explain the proposed lattice tower replacement with the guyed tower that was destroyed earlier this year. In addition, a follow-up community meeting was hosted by the applicant. The applicant secured 41 letters of no objection to the proposal. There was no opposition at the community meeting. There was no opposition present at the BZA public hearing. The reasons for replacement with a lattice type tower is because this is a safer tower. Also a lattice tower would not interfere with the State's road widening project in the area, which would not be the case with the guyed tower. Further, this tower is host to eight various businesses entities, and there is room for at least six more users. This tower promotes the County's policies for co-location. Under the circumstances, the BZA felt the benefits of changing from a guyed to a lattice tower outweighed any potential aesthetic concerns associated with this request.
