Request: Variance in R-1 (single family-5,000 sq. ft. lots) zone to construct addition (bedroom and bathroom) to single family residence 8 ft. from rear property line in lieu of 25 ft.

Hearing: The property is located in the Tangelo Park community. Staff research indicated all but one Variance approval in the community were for front and side yard setbacks, and not for rear yard setbacks. The one rear yard Variance was for a room addition 14 feet from the rear property line. Staff recommended approval of a reduced setback consistent with that 14 foot setback. The reduced setback would still afford the applicant a reasonably-sized addition with a 12-foot depth. The applicant agreed to the reduced setback of 14 feet. There was no public opposition to this request.
