Request: Variance in P-D zone to erect an addition (screened room) to single family residence 10 ft. from rear (east) property line in lieu of 15 ft.

Hearing: The property is located in the Valencia Woods subdivison. The applicant wants to build a 9' x 12' addition onto the back of his house. He explained the addition needed to be insulated due to his young daughter's respiratory condition (allergies). The walls will be vinyl-insulated, but the room is still non-living area (non-air conditioned). The request is minimal, resulting in only a five-foot variance. Further, the addition will back up to a retention pond in lieu of other homes. Two commentaries were received in favor of the request. There was no opposition.
