Request: Variances in the P-O zoning district to construct a monument sign as follows: 1) 6 ft. from residentially zoned property to the east (church) in lieu of 100 ft.; 2) 6 ft. from side property line (east) in lieu of 10 ft.; and, 3) To allow individual tenant panels to be 5.81 sq. ft. in area in lieu of 12 sq. ft. (Note: The residentially zoned property to the east is occupied by the West Orange Christian Church which has submitted a letter of no objection).
Decision: Approved
Hearing: The applicant does not have any free-standing signage. He is proposing a 8 ft. high monument sign. The adjacent parcel is zoned residential but is used as a church. Staff advised the BZA this was a valid hardship that warranted the approval of the variance as no residential homes are in the vicinity. The BZA concluded this was a reasonable request and approved the variances. There was no opposition to this request.
