Request: Variance in A-2 (agricultural) zone to park mobile home for living purposes on substandard sized lot (15,000 sq. ft. or approximately 1/3 acre in lieu of 2 acres)

Hearing: The applicant wants to sell the property. The buyer wants to place a 1997 mobile home on the property. Staff gave an analysis. The area has many lots containing mobile homes equal in size to the subject lot. Staff did not object to the variance request but cited concerns about the quality of the mobile being placed on the property. Staff advised the BZA that the District #4 Commissioner had requested a condition of approval relative to the age of mobile homes to be installed in the Sunflower Trail area. The applicant did not agree with the condition. She stated the original mobile home was damaged beyond repair eight months ago by strong winds. The replacement mobile home is much more aesthetically pleasing than the previous one. The proposed 1997 mobile home will not look any different than a newer mobile home. She submitted photographs of the proposed mobile home (the 1997 one) to be placed on the property. The BZA felt the applicant's 1997 mobile home was acceptable from an aesthetic stand point, being compatible or of better quality than the existing mobile homes in the area. The BZA approved the request but required the applicant to install the exact mobile home she showed in the photographs. However, if that mobile is not placed on the property, then the mobile home cannot be any older than 3 years from the date of installation. There was no opposition at the hearing.
