Request: Variance in R-1A (single family-7,500 sq. ft. lots) zone to construct addition (garage) to single family residence 19 ft. from front property line in lieu of 25 ft. (NOTE: Applicant wants to extend existing carport by six (6) ft. and enclose it as a garage).
Decision: Approved
Hearing: The lot is located in Jewel Shores Subdivision. This is an older neighborhood with homes on spacious lots and mature trees. It was noted that this appeared to be a boating community based on the number of boats parked in the driveways and the neighborhood's proximity to two nearby lakes. The applicant has a boat for which the length extends beyond the building line of the carport. This is the reason why the applicant needs the Variance. The 6-foot variance would allow the enclosure of the carport into a garage with the ability to house the boat from public view. About one dozen letters/commentaries were received in favor. There was no opposition. The BZA felt this was a minimal request that would not have detrimental impact on neighbors. It was also seen as an upgrade in an older neighborhood that is in line with current lifestyles.
