Request: Variances in RT-1 (mobile homes on individual lots) zone to allow existing mobile home to remain as follows: 1. .1 ft. from front property line in lieu of 25 ft.; 2. 10.3 ft. from rear property line in lieu of 25 ft.; 3. 12.7 ft. from side street in lieu of 15 ft.; 4. 0 ft. from side property line in lieu of 5 ft.
Decision: Approved
Hearing: The lot is located within Charlin Park, an older mobile home subdivision. The subdivision was approved at a time when such subdivisions only required 7 1/2 ft. setbacks on all sides. This subdivision still carries those setback requirements and is not subject to current requirements. As a result of this finding, Variances #2 and #3 were determined not necessary. The Variances deal with two corners of a carport and the rear corner of the mobile home. The applicant indicated they were placed incorrectly on the property a number of years ago. The neighbor most affected by the Variance wrote a letter in favor of the request. The applicant agreed with the condition restricting the variance approval to the existing structures only. There was no public opposition present at the public hearing.
