Hearing: The subject consists of one large 140-foot wide property containing one house and an separate old garage structure. The proposal to divide the lot into two 70-foot wide lots would allow for one new house and removal of the old garage. The request for a five-ft. reduction on lot width and 500 sq. ft. reduction on lot size is considered minimal with no negative impact to the neighborhood. The request is consistent with other previous Variance approvals in the community. The conditions imposed by the BZA ensure compliance with all other rules and regulations and allows for aesthetic improvements to both lots. The conditions are similar the same type of Variance approved by the BZA several months ago on the property to the south. There was no opposition present at the public hearing.
