Summary of the decision
VA-01-05-038 — Maribel and Edwin Carrasquillo
Request: "Variances in R-1A zone to erect accessory building (garage and storage area) as follows: 1. 1,197 sq. ft. floor area in lieu of 500 sq. ft.; 2. 16 ft. in height in lieu of 15 ft."
Decision: Approved
Hearing: "The property is located in area consisting of homes on large (1/2 acre to 1 acre sized) lots. The BZA has historically approved Variances for similarly sized accessory builidings in large-lot areas when the applicant has demonstrated a credible need and no impact to neighbors. The extra one foot in height is to accommodate for a pitched roof which is consistent with the design of the house. The applicant has four cars and other large household/recreation items they want to store in the building. The property owner to the rear appeared in opposition. She has a 4-5 acre tract she plans to develop into housing lots. She stated the location of the proposed accessory building was too close to her property line and felt it would detrimentally impact future homesites. In response to the adjacent owner's concerns, the BZA imposed conditions, one of which requires the applicant to move the building's location 50 feet inward, away from the other owner's property."
