Hearing: The applicant is requesting a variance in the R-1 Zoning district to construct an addition to single family residence 15 ft. from the rear property line in lieu of 25 ft. Staff noted that the main issue regarding this request was the fact that when the home was built in 1969, it was constructed 1.5 ft. into a dedicated utility easement. Staff noted that the majority of the homeowners around the subject property had submitted letters of support for the request. Staff noted that one correspondence had been received objecting, however, that property was two blocks away and was not visually impacted by the property. Further, the applicant had constructed a six foot tall masonry wall around the rear yard, creating visual buffer. The BZA found that the request was reasonable, and that the neighbors were in agreement. They did recommend that Condition #4 be modified to read that the exterior of the addition be constructed of the same materials and color as the rest of the home.
