Request: Variances in the A-2 zoning district to allow an existing non-conforming mobile home park with existing and proposed mobile home units as follows: 1) To allow a reduced north front yard setback of 15 ft. in lieu of 35 ft. 2) To allow a reduced south front yard setback of 10 ft. in lieu of 35 ft. 3) To allow an existing mobile home with a north front setback of 8.6 ft. in lieu of 35 ft. on Lot 2. 4) To allow an existing mobile home with a north front setback of 14.7 ft. in lieu of 35 ft. on Lot 4. 5) To allow an existing mobile home with a north front setback of 8.3 ft. in lieu of 35 ft. on Lot 7. 6) To allow an existing mobile home with a north front setback of 6.7 ft. in lieu of 35 ft. on Lot 8. 7) To allow an existing mobile home with an east side setback of 9.3 ft. in lieu of 10 ft. on Lot 13.

Hearing: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation of approval of the variances. The applicant noted that they were just looking to be consistent with the original 1970s plan and would have future lots comply with the setbacks. The BZA discussed the request, and the long history of the mobile home park. The BZA recommended approval of the Variances by a 5-0 vote, with one seat vacant, subject to the five (5) conditions found in the staff report.
