Staff noted that at some point in the past, the subject property had actually been 100 ft. deeper than it currently is until the predecessor of Duke Energy secured the 100 ft. between the existing lot and SR 417 for power line right-of-way (row). Had the 100 ft. still be part of the subject property, the applicant would have been entitled to 1,000 ft. of floor area, so the variance would have been smaller for the floor area. Staff also noted that research revealed that a similar sized accessory structure had been constructed on a property three doors to the north at some point in the past, and that the Property Appraiser's information indicated the property two doors to the north had a 2,220 sq. ft.
