Request: For Variances in R-1A to allow existing accessory building to remain as follows: 1. with 775 sq. ft. of floor area in lieu of 500 sq. ft.; 2. in front yard in lieu of rear yard.

Hearing: This request comes to the BZA as the result of a violation. The applicant was cited by the Building Division for conducting interior alterations in the structure without permits. Also, the Building Division found the structure had been built (by previous owners) without building permits. Opposition was received from an abutting property owner expressing concern that the building would be used for living quarters. The applicant stated his teenage son has recently moved back in to the household, and he wants to set up the inside of the building for his musical interests. He explained his son has a lot of musical equipment and they don't want to hear it in the home. He told the BZA his son would continue to reside in the home, and the accessory building would in no way be used for living quarters. He agreed to the BZA's proposed limitations. There was no opposition present at the public hearing.
