Request: Variance in R-1A (single family-7,500 sq. ft. lots) zone to construct a single family residence on each of three (3) substandard lots as follows: 1. 40 ft. of lot width and 5,600 sq. ft. of lot area in lieu of 75 ft. of lot width and 7,500 sq. ft. of lot area; 2. 5 ft. side setbacks in lieu of 7.5 ft.

Hearing: The applicant's request is similar to a number of homes existing under grandfathering provisions or via other variances in the area. The applicant stated it was necessary to reduce the side yard setbacks so as to provide sufficient width for two-car garages and sufficient living area for a family. The BZA felt the request was reasonable based on the applicant's testimony and plans. The BZA' s approval stipulated the provision for two-car garages and placement of the ac/heat units not in the setyards to prevent noise impact and physical encroachment onto neighboring properties. There was no public opposition present at this public hearing.
