Request: Variance in R-1 zone to allow detached accessory storage building to remain with 758 sq. ft. of floor area in lieu of 500 sq. ft.

Hearing: The applicant stated he purchased the property with the subject building already in existence. He bought the property specifically because of the large accessory building, which he plans to renovate and store his car, boat, sports equipment, and miscellaneous items in. He was told the building had been there about ten years prior to his purchase. Staff advised the BZA the outside walls of the building were deteriorated, and that considerable work needed to be done to make it safe and visually aesthetic. The applicant stated he has consulted with a building contractor; the contractor has indicated the foundation, roof, and supports are viable. Staff presented a set of conditions to ensure proper permits are obtained in a timely fashion and to ensure aesthetic compatibility. The applicant submitted a petition with over one dozen signatures with no objection. He also submitted a letter of no objection from the Kingswood Manor Homeowner's Association (see Page 35).
