Request: Variances in R-2 (residential-1-4 unit structures) zone as follows: 1. Allow residence to remain with 793 sq. ft. of living area in lieu of 1,000 sq. ft. and 19 ft. from front property line (porch) in lieu of 25 ft.; 2. Allow accessory building to remain with 528 sq. ft. floor area in lieu of 500 sq. ft. and .49 ft. from side property line on east in lieu of 5 ft.
Decision: Approved
Hearing: Two buildings had existed on the property prior to zoning regulations, but renovations had been made to both that resulted in nonconformity with current codes. Regarding the house, this is an older neighborhood consisting of small homes much like the subject residence. The front yard encroachment is minimal and is not detrimental to the neighborhood. Regarding the accessory building, the variance in size is minimal, and the abutting property owner most affected next door wrote a letter of no objection. The applicant agreed with the condition proposed by staff, which was imposed on the Variance approval by the BZA. There was no public opposition at the public hearing on this request.
