Request: Variances in A-2 zone (agricultural) to create two (2) substandard sized lots as follows: 1. 75 ft. in width and .6 acres in size in lieu of 100 ft. of width and 2 acres in size; 2. 99.93 ft. of width and .79 acres in size in lieu of 100 ft. of width and 2 acres in size.

Decision: Approved

Hearing: The applicant obtained a permit for a second mobile home. Tax records show the parcel was divided as two (2) separate parcels. However, this division was not done via the County's lot split process. Mr. Veloso resides in the southernmost mobile home and Ms. Frias resides in the northernmost mobile home. The zoning of the property requires a minimum of 2 acres for a mobile home. The variances are required because the south parcel is only 3/4 acre in size and the north parcel is only 1/2 acre in size. Staff informed the BZA the parcels did not comply with the zoning requirements but were consistent with the Comprehensive Policy Plan Future Land Use designation of Low Density Residential. This designation would allow for 1/4 acre lots in the area. Two (2) neighbors spoke in opposition. They were concerned about the future precedent this approval would set. They felt the request did not comply with the zoning variance criteria. The BZA felt a temporary approval was a fair compromise since the Future Land Use Map designated this area for 1/4 acre lots even though the area had larger size parcels.
