Request: Variance in R-1 (residential -1-4 unit structures) zone to construct addition (bedroom & garage) to single family residence 10 ft. from side street property line in lieu of 15 ft.

Hearing: The applicant's house is a small, older house built in 1928. The house already encroaches slightly into the front and side street setback and is considered "grandfathered-in" as to the current setback requirements. The applicant wants to enlarge the house with additions on three sides. The side street side will realize an addition 2 1/2-3 feet beyond the existing building line. Since the lot is deep in length and the encroachment area is in the middle of the site, there is no visual or safety impact as a result of the proposed setback. The applicant stated the Variance is needed for architectural reasons. He showed the floor plan and indicated the addition, a two-car garage, needs to be sized accordingly, and the entry to it from the house needed to line up according to the existing floor plan. Several commentaries were received in favor and there was no opposition.
