Hearing: The subdivision was the subject of an administrative rezoning to R-CE in 1983 pursuant to adopting the County's Growth Management Policy. The lot sizes are typical of an R-1A subdivision. The lots sizes were "grandfathered-in" pursuant to the administrative rezoning. However, R-CE performance standards such as building setbacks and house size must be met.

Several front and rear yard setback variances have been approved in the subdivision. The applicant's request is consistent with those approvals. The applicant's construction company provided incorrect zoning information on the application and site plan. Staff and the applicant clarified the setback issue prior to the public hearing. The corrected setbacks are reflected in the BZA's decision and on a revised site plan the applicant submitted at the public hearing.

Several commentaries were submitted in favor. There was no opposition.
