Request: Variance in a R-1AA zone to allow 6 foot in lieu of 4 foot high fence (masonary wall) within the front yard setback area.

Decision: Approved

Hearing: The applicant wants to erect the wall to provide a noise buffer between his home and the traffic on Econlockhatchee Trail. The neighbor to the north wrote to the Zoning Division with a concern that the wall would block his view and result in removal of a large palm tree that straddles the common side lot line between his lot and the applicant's. Staff contacted both parties and negotiated a compromise between the two. In essence, the parties agreed to a tapering down of the fence height along the side lot line and negated wall construction in the area of the palm tree. The compromise was incorporated into a condition of the variance approval. There was no other opposition.
