Request: Special Exception in R-CE zone for a guest cottage/accessory building containing 1,570 sq. ft. and Variance to allow up to 21 ft. in height in lieu of 15 ft. (Note: guest cottage = 320 sq. ft.; carport garage = 1,250 sq. ft.)

Hearing: The applicant needs a Special Exception for his guest quarters. The accessory building will have 1,250 square feet of garage space and 320 square feet for the living quarters. The living quarters will be on the second floor. Staff gave an overview of the character of the area. Staff felt the request was reasonable and would not adversely impact any surrounding property owners nor would it change the character of the area. The applicant is also constructing a 2,800 sq. ft. home. A resident in this subdivision spoke in opposition. He felt the entire subdivsion should have been notified. Staff advised the BZA there was no homeowners association. Notices were sent out in accordance to all rules and regulations. Staff did not feel this request warranted extended notification. The BZA agreed since the request was minor in nature and did not present any practical difficulty to the residents of the subdivision.
