Summary of the decision

SE-04-09-008 — James Grubbs

Request: Special Exception in A-2 (agricultural) zone to allow use of existing single family residence as detached accessory dwelling unit and Variances as follows: 1) Allow 3 bedrooms in lieu of 2 bedrooms; 2) 1,525 sq. ft of living area in lieu of 1,000 sq. ft. (NOTE: Applicant's daughter will construct primary residence. Existing residence to be used as accessory dwelling unit). Approved w/conditions (9/02/2004)

Decision: Approved

Hearing: Mr. and Mrs. Grubbs are elderly and Mr. Grubbs has a medical condition that requires family assistance. Their daughter Carolyn Johnson wishes to build a home next door for her own family and be close to her parents to help them. The Special Exception for an accessory dwelling unit is necessary due the 10 DU/Ac FLUM CPP designation. The proposed development is consistent with newer development in the areas to the north and east, which are in the Urban Service Area with higher density designation. Mrs. Johnson's new home is larger than her parents' home. The parents' home is the designated accessory dwelling unit, which required less Variances than the Johnson residence would have. There was no opposition to this request. The applicant agreed with the conditions.
