Summary of the decision
VA-02-09-114 — Ernesto Gonzalez
Request: Variance in C-3 (wholesale commercial) zone to allow development of land with substandard lot width (94 ft. width in lieu of 125 ft.).
Decision: Approved
Hearing: The applicant is proposing a tire store on the subject property. A site plan was presented showing the proposed development plan. The subject parcel is a vacant, overgrown lot. There are businesses existing on both sides of the subject parcel. One neighboring property owner addressed the BZA. He was not opposed to the Variance request but expressed concern about the legal status of Cecil Drive (a platted, unopened road lying to the north of the subject property). Staff suggested a landscaping condition slightly more restrictive than what minimum code requires. The BZA district member commented that the more restrictive landscape standards would set a good example for improved aesthetics in the area. The applicant agreed to the condition.
