Request: Variances in A-1 (agricultural) zone to create three (3) substandard size lots as follows: 1. Lot 10: 80 ft. of width and 10,000 sq. ft. of lot area in lieu of 100 ft. of width and 21,780 sq. ft. of lot area; 2. Lots 11 and 12: 75 ft. of width and 9,375 sq. ft. of lot area in lieu of 100 ft. of width and 21,780 sq. ft. of lot area.

Hearing: The applicant resides on three (3) lots. He wants to sell each lot as a separate lot. Staff informed the BZA the lots are comparable in size to the lots in the immediate area. A property owner to the north spoke in opposition. She felt the request would add more traffic to Simeon Road which is a substandard dirt roadway. The BZA felt the request was compatible with the lots in the area and the two (2) additional lots would not adversely impact the dirt roadway. The BZA felt if a subdivision of homes was proposed, the roadway should be paved. But since only two (2) additional homes were proposed, the dirt roadway would suffice. Staff received 2 commentaries in favor and 1 in opposition.
