Request: Special Exception and Variances in R-1A (single family-7,500 sq. ft. lots) zone as follows: 1. Special Exception to allow secondary residence to remain as an accessory dwelling unit for applicant's father with Variances as follows: a) located in front of primary residence in lieu of side or rear; b) setback of 6.1 ft. from side property line on north in lieu of 7.5 ft.; c) separation of 9.4 ft. from primary residence in lieu of 10 ft. 2. Variance to convert screened room into permanent two-story room addition 22 ft. from normal high water elevation of Lake Georgia in lieu of 50 ft; 3. Variance to allow accessory building (metal shed) to remain in front of primary residence in lieu of rear and 4 ft. from side property line on north in lieu of 5 ft.; 4. Variance to allow accessory use (tennis court) to remain in front of primary residence in lieu of rear and with fencing setback of .5 ft. from side property line on north in lieu of 10 ft.;

Hearing: The applicant came to Zoning requesting the Variance for the room addition on the back of the house (Variance #2). Staff's subsequent review of the site plan and discussion with the applicant revealed a previous owner had built a cottage, shed and tennis court facility on-site without appropriate zoning approval or permits Mrs. Gaudette's father is residing in the cottage, located directly in front of the main house. The applicant agreed to amend the application to rectify those violations. All of the requests are minimal in nature. All the existing improvements are located far from the front property and can't be seen from the road. They are not visible from adjacent properties due to heavy vegetation and tall trees in the area. There was no public opposition to this request.
