Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for denial. Staff noted that no comments were received in support, and no comments were received in opposition. The applicant stated that they need the sign to properly direct traffic, as they have received complaints from residents, guests, vendors, and service/utility providers who said that they were driving into the adjacent Sand Lake Sound neighborhood and then were forced to make a u-turn. The applicant noted that the sign meets setbacks and height standards, and that they would be willing to put an arrow on the sign, and that they would be willing to accept a condition allowing only 2 monument signs. The BZA noted the directional challenge and discussed adding an arrow to the sign and adding an additional condition regarding 2 monument signs. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the variance and stated justification for the six (6) criteria and unanimously recommended approval of the Variance by a 5-0 vote, with one absent and one vacant, subject to the three (3) conditions found in the staff report, and an amended condition 1 to state, "Development shall be in accordance with the site plan and sign specifications, to include an arrow," and the addition of condition 4 stating, "The property shall be limited to 2 monument signs."
