Summary of the decision

SE-00-10-009 — IGLESIA CRISTIANA PENIEL - February 1, 2001

Request: Special Exception in R-1A zone to expand church use (proposing a 12,000 sq. ft. temple and 4,000 sq. ft. daycare building) and Variances as follows: 1. provide unpaved parking spaces; 2. allow maximum height of 55 ft. for church steeple.

Decision: Approved

Hearing: The staff report is located on Pages --------------. The representatives of the Peniel Church and the Kingswood Manor Homeowner's Association have been working together to resolve issues related to current church activities on-site and the church's proposed expansion program. The resolve resulted in a compromise between the two groups that were formulated into conditions of approval for the church's Special Exception and Variance request. At the public hearing, the president of the Kingswood Manor Homeowner Association requested two minor changes to the conditions. The changes were to condition number one, which would exclude the planting of camphor and pine trees adjacent to the residents' property lines, as these type of trees are a source of maintenance problems. The other change was the addition of a requirement, which provides the neighboring residents safety assurance that no cars would be parked along the right-of-way of Goddard Avenue. The church agreed to the changes requested. There was no opposition present at the public hearing.
