Summary of the decision
VA-04-02-124 — Howard L. Hall
Request: Variance in R-1AA (single family-10,000 sq. ft. lots) zone to construct addition (wooden porch) to single family residence 19.5 ft. from rear property line in lieu of 30 ft.
Decision: Approved
Hearing: The house was built in the 1950's prior to zoning. It was built far back into the property to keep distance from a large oak tree in the front yard. As a result, there is very little room in the back yard for improvements. The applicant stated he wanted to remove an old, flat-roofed aluminum porch on slab at the back of his house. The replacement is a wooden porch with pitched roof. A neighbor to the rear wrote to Zoning expressing opposition if the new room extended any further out and would be any taller than the old aluminum structure. The applicant explained the ground distance was the same, and the height was only a few feet taller to provide a pitched roof that blends with the pitch of the house. There was no opposition present at the public hearing.
