Summary of the decision

VA-03-12-144 — John G. Rogers

Request: Variance in R-CE-2 (single family-2 acres lots) zone to increase number of allowable horses from 7 to 12 and expand existing barn by 864 sq. ft. (NOTE: On 11/7/02, the BZA approved a commercial horse boarding facility on the subject site. That approval allowed up to 7 horses. The applicant wants to increase the number of horses to 12).

Decision: Approved

Hearing: "The applicant wants to add 5 horses to his property. He owns 7 acres of land. He already has 7 horses on the property. The applicant indicated the horse stables are located at the center of the site. His additional horses will not impact anyone. A neighbor to the north spoke in opposition. He stated he would agree to the request if he limited his horses to 11 and no additional variances were requested. Another property owner who resides 1500 feet away spoke in opposition. His concerns were traffic-related. The BZA concluded the request had no impact on the neighbor who resided 1500 feet away. But they agreed with the neighbor who resided to the north. The BZA imposed two (2) conditions to address the neighbor's concerns."
